Partial conversion
Partial garage conversion in Sheffield.
A partial garage conversion lets you keep the bikes, mower and bins at the front of your Sheffield garage while the back becomes a warm, finished room. The garage door stays, the house looks the same from the street, and you gain a home office, utility room or downstairs WC without giving up your store.

Why do it
Why choose a half garage conversion
Not everyone can give up the whole garage. Bikes, tools, camping gear and the lawnmower have to live somewhere, and a shed is not always an option on a small or steep plot. Converting only part of the garage gives you a new room and keeps a secure store, with the original door still doing its job.
Because the front of the house does not change, a partial garage conversion is often simpler to approve and quicker to plan. It suits households who need a home office, a utility room or a cloakroom WC but have no use for a full-size bedroom on the ground floor.
The work
What a partial garage conversion involves
The key difference from a full conversion is the new wall that splits the garage, which has to keep heat in and fire out.
- 01
The dividing wall
A new stud or block wall runs across the garage where you want the room to start. It is insulated, because the store in front stays cold, and built to resist fire, because a garage can hold fuel, paint and vehicles.
- 02
Fire separation
Any door between the room and the remaining garage needs to be fire-resisting and self-closing. We also check the ceiling and any loft space above, so fire cannot pass over the top of the new wall.
- 03
Floor in the converted half
Only the back half is raised with a membrane, insulation and screed. The front keeps its concrete slab and garage door, so you can still wheel bikes in and out. Where the floors meet, the step is detailed at the dividing wall.
- 04
Daylight and fresh air
With the front staying a garage, light usually comes through a window in a side or rear wall, or a roof window if there is a pitched roof. Trickle vents and an extractor keep the air moving and stop condensation.
- 05
Access from the house
The new room is usually reached from the hall or kitchen, often through the existing internal door. Where that door opens into the store instead, we may form a new doorway straight into the room.
- 06
Services for the new room
Heating, lighting and sockets are run to the converted half, and water and waste where it becomes a utility room or WC. The store at the front can keep simple lighting and a socket for charging tools or an e-bike.
Ideas
Partial garage conversion ideas for Sheffield
-
Home office at the back
A quiet desk room with a window onto the garden, wired internet and good lighting. The garage door and store keep it hidden from the street, and the commute is ten seconds from the kitchen.
-
Utility and cloakroom
Washer, dryer and a sink at the back, with a small WC beside them. A second toilet on the ground floor is useful for families and does not take any space from the rest of the house.
-
Workshop and craft room
A heated room for hobbies at the back, with tools and bulky materials kept in the unheated store in front. Good lighting and plenty of sockets make it comfortable all year.
-
Boot room behind the store
A back-door boot room with hooks, a bench and a sink, so bikes stay at the front and wet gear dries in the warm room behind. Useful for riders using the trails at Lady Canning's or Wharncliffe.

In Sheffield
Half garage conversions in Sheffield homes
A partial garage conversion suits the attached garages of Handsworth & Woodhouse, Gleadless & Norton and Chapeltown & High Green, where a single garage often holds the family's bikes and gardening kit. Many of these houses have steep drives, and keeping the store at the front saves carrying a bike up a flight of steps to the back garden.
In stone-built areas to the west of the city, keeping the original front avoids having to match old stone on a new wall. That makes it attractive to convert part of a garage in Dore & Totley or Stannington & Loxley, where the look of the street matters to many residents.
Especially popular in Handsworth & Woodhouse. See every area we cover or what a garage conversion costs.
Rules and approvals
Planning and Building Regs for a partial garage conversion
With the garage door kept and nothing changing outside, the work is internal and normally needs no planning permission. Where a new window is added to a side or rear wall, that is usually permitted development too. We still check whether your estate's planning consent kept the garage for parking, and whether you are in a conservation area or the Peak District National Park.
Building Regulations approval is needed for the converted part. The dividing wall, fire separation, insulation, ventilation and electrics are all inspected. We make the application to Sheffield City Council Building Control and arrange the visits, so you have a completion certificate for the new room.

A partial garage conversion is a smaller job than converting the whole garage, so it usually sits towards the lower end of the single garage guide figure. A WC or utility room adds plumbing to the total. After the survey you get a fixed price with the dividing wall, floor and services listed separately.

Questions
Partial garage conversion: Sheffield FAQs
-
01How much of the garage can I keep for storage?
That depends on what you want to store and how big the room needs to be. Some people keep just enough for bikes and bins, others keep space for a small car. We measure the garage and mark out the options at the survey.
-
02Do I need planning for a partial conversion?
Usually not. If the garage door stays and only the inside changes, no planning application is normally needed. A new window in a side or rear wall is usually permitted development. We check your address first, including any estate conditions about parking.
-
03What is the dividing wall made from?
It can be a timber stud wall or a block wall, both insulated and built to resist fire. Block suits a garage that will still hold a car; stud is quicker and lighter. We recommend the right option for how you will use the store.
-
04Can I still park a car in the front?
In a long garage, sometimes, though most single garages are too short to keep a car and a useful room. If parking matters, tell us at the survey and we will measure the length you need and see what room is left.
-
05Will the new room be warm next to an unheated garage?
Yes. The dividing wall is insulated to the same standard as an outside wall, the floor and ceiling are insulated, and the room is heated. A self-closing door between the room and the store helps keep the warmth in too.
-
06Can I convert the rest of the garage later?
Yes. The converted half is built to habitable standards, so the rest can follow later. At that stage the door is replaced and the dividing wall may come out. If you plan to do this, we can position services now to make it easier.
